Establish an understanding of current regulations.

Our Design team builds zoning and signage ordinance research into the earliest part of our process. We immediately ascertain the potential applications for Dynamic Real Estate® within current regulations.

Our designers work with our revenue and monetization team to determine the optimal platform to meet our clients’ goals for a place. We are practiced at collaborating with zoning consultants to secure allowances and potential addenda, amendments, or rezoning necessary to achieve maximize value on the project.

 

Communicate improvements to the stakeholders.

Our Development group works seamlessly with zoning consultants and land use attorneys to develop baseline documentation packages for zoning amendment requests.

Moving from the basic details about each project, our team tailors details and crafts solutions to communicate the relevant research, design and permitting details for diverse stakeholder groups including but not limited to City Councils, Departments of Transportation, and Business Improvement Districts. 

As advisors we routinely provide subject matter expertise and testimony to obtain the necessary approvals. Our expertise allows us to bake in the right details and anticipate stakeholders’ questions. 

Working to implement a digital transformation in a major urban center, we developed a content loop for our planned communications network that featured three types of content which engage, amplify and contribute value to the project.

Our involvement during the entitlements process allows us to incorporate guidance for design specifications (operation, brightness, potential visibility restrictions, etc.) directly into our design. Furthermore, we consider the maximum value for digital assets and optimize the value to generate the most revenue with minimum development cost and optimal aesthetic and architectural contribution to the project. 

We know that more is not always better and once we help our clients receive the zoning modifications, we are able to design the most effective monetized platform to meet their goals. 

An ongoing Los Angeles area based project includes a digital display adjacent to a residential tower. Our team worked to secure an allowance for the digital feature and engineered a unique solution by controlling the angles of visibility and display brightness so the digital feature will be visible to passersby, but not to the residential community.
